Switching to Low Energy GLS Household Lamps

General Lighting Service or GLS light bulbs / lamps are generally the ones that have the classic, familiar, household incandescent Light Bulb shape – it’s likely that you have traditional incandescent bulbs in your main household light fittings e.g. 60w, 100w , that have this traditional bulb/ globe shape.  The new EU Regulations that are now in force to stop the manufacture, sale and use of these bulbs obviously means that you will need to find alternatives.

Low energy GLS lamps / bulbs look similar, but as the name suggests, there are obvious potential benefits to using these instead.  Available in bases to compliment your existing fittings (Bayonet Cap and Edison Screw for example), these energy saving versions could save £100 each over their lifetime when compared to the traditional incandescent equivalent.  The main reasons for this are:

• Using less energy to produce equivalent light i.e. a 13w low energy GLS energy saver lamp / bulb can replace 60w incandescent bulb, and a 20w low energy saver GLS lamp / bulb can replace a 100w incandescent bulb.
• Having a longer life span.  Whereas a traditional incandescent bulb may last 1000 hours, a low energy / energy saving equivalent could last 8000 hours. The lower operating voltage (mentioned in the point above) helps to prolong the life of the bulb / lamp.

In essence then the cost of producing the light is going to be minimal over time, and when you look at it this will more than offset the higher (compared to incandescent) purchase price of energy saving / low energy bulbs / lamps.

Halogen GLS bulbs are available, and these require higher operating wattages, but still offer a significant saving in operation. There is also experimental work being undertaken by some of the large lamp / bulb companies to make more efficient incandescent bulbs and lamps in the U.S. but by 2012, the last of the incandescent bulbs will have been phased out in this country.

Understanding Back End Debt to Income Ratios for Loan Modifications

Debt to income ratios in general are exactly what they sound like, the proportion of your debt to your income.  So if you have $5 of debt and $10 of income, the debt to income ratio test would help measure this.  In our previous article you can read about the front end ratio. 

Both the front and back end ratios are crucial to understand!  You should NOT talk to your bank unless you have first done analysis of these on your own!  There are no FORMAL guidelines for the back end ratio but freeHAMPreport.com has been in the industry for years and has a staff of industry insiders composed of ex bank employees and expert mortgage processors that have come up with the following tips on how to make sure you submit in the best way possible.  You may also be interested in reading our article about disposable income and how much is recommended. 

Calculating Back End Debt to Income Ratios:

#1. Calculating Your GROSS Income:

First calculate your total GROSS monthly income.  Gross is your income before taxes are deducted i.e. if you make $2.5 a week, but when you get your paycheck at the end of the week you only get $2 because 0.50 is deducted to pay taxes then use the larger #! 

Tip: Use your most recent paystub!  For example if last year you made $52,000 but you have received a demotion, make sure that you monthly income reflects this and do not just divide $52,000 by 12. 

WARNING: The banks WILL verify this information!  There is no point in trying to overstate or understate your income because they will want W2's and paystubs if you are a W2 employee or Profit and Loss statements if you are self employed. 

#2. Calculating Total Monthly Expenses:

Total MONTHLY Mortgage Expenses = EVERYTHING THAT YOU ARE EITHER OBLIGATED TO PAY FOR OR MUST SPEND MONEY ON TO LIVE

It is recommended to go to annualcreditreport.com to get a free report (you should not need to give a credit card to receive one).  It is important to get a free credit report because the lender will!  Make sure that you are armed with the same tools that they are. 

Warning: A common mistake that people make is either over inflating their expenses to try to stress their hardship or understating certain values which may hurt them.  An example of this is not stating your car payment but then the lender pulls it up and sees it on your credit report!  This would raise a big red flag.  Another example would be leaving groceries and food BLANK or extremely low, but then the lender sees that you claim 3 dependents and it would be impossible for a family to live on that amount.

#3. Calculate Ratios:

Divide TOTAL Monthly Expenses by TOTAL Gross Expenses. 

This value should be less than 100%!  Anything over 100% means that you are obligated or need to pay more than you make a month and may be construed as a risky situation for a lender.  Although you would think that this would make you more eligible for a loan modification the banks see this as a potentially risky situation due to the fact that you may even default on your reduced payment.

Understanding Aquarium Lighting

Marine life is regarded as the most beautiful of all life forms in the universe. An aquarium with fish, invertebrates, and marine plants, is a glimpse of the astonishing beauty of our world's oceans. Taking time to learn about the right equipment, and care requirements will pay off.

One of the main factors to consider when selecting the right size aquarium depends on the livestock that you plan to keep. Several larger species of fish will need to have sufficient space to live and thrive in the aquarium. There are a variety of ready-made saltwater reef aquarium tanks in different shapes and sizes available, and with a little luck, finding a suitable one should not be hard. Remember to check online aquarium supply stores, which typically have a wider selection than local neighborhood fish stores.

Components to consider when setting up an aquarium may include a tank stand and hood. More importantly, what you need to decide is whether you want to start with a fish-only tank, or if you want a fish-only-with-live-rock tank (F.O.W.L.R.), or if you want a reef tank which may include live fish, live rocks, corals and invertebrates. One thing to bear in amind when setting up a Saltwater Aquarium is its placement, as you cannot shift it around once it's filled to capacity with water. Therefore, careful thought and planning must go into the decision of where the aquarium is to be finally placed.

Other major components will include the right type of filtration system for your tank. There are different types of filtration systems available, and it would be best to read about them before deciding which one to get. Your filtration apparatus, including Water Heater, pumps and protein skimmer, will be powered by electricity, so you must be prepared for a power outage. Fish may survive for a day without water circulation, which creates oxygenation. However, other marine life including corals, inverts and microorganisms that live within the live rock, will soon start to die.  Therefore, a back-up power supply is a worthy investment.

You must select the right type of lighting for your saltwater aquarium. There is a wide variety of aquarium lighting to choose from, including metal-halide and compact-fluorescent, typically measured in "PAR" (Photosynthetically Active Radiation). Setting up the lighting is easy, once you understand the lighting that your particular aquarium inhabitants will need.

You will need to select a good quality synthetic salt, substrate, and live rock. There are different types of live rock available from different parts of the world, including Fiji and Tonga. Live rock is typically sold per pound, as cured or uncured. Cured is more expensive, because it has been cleaned and acclimated for immediate use in your aquarium.

Not all fish and invertebrates are compatible for living together in a saltwater aquarium. So before purchasing any marine life it is important to read about which are compatible together and which are not.
